"Komisches" Wohnungsinserat

Moin,
bin gerade in Wien auf Wohnungsuche und bin jetzt auf ein bisschen komisches Inserat gestoßen. Das Inserat selbst war komplett deutsch und habe darauf mit einer E-Mail geantwortet.

Wohnung selbst ist fast! schon zu schön um wahr zu sein, fast 60qm zu einem Preis wo man sonst nichtmal 45qm leicht findet. Ist aber noch nicht so schön das ich unbedingt sofort von einem Betrugsversuch ausgehe.

Google auf den Name die Adresse oder Textauszüge aus der Mail haben aber erstmal keine Treffer erzielt. Kaution über Western Union oder ähnliches wäre für mich natürlich ein Punkt es sofort abzubrechen.
Was meint ihr? Worauf sollte ich sonst noch besonders aufpassen?

The living room are decorated with parquet floors, tiled wet rooms. The modern kitchen has all appliances including microwave oven are available. The apartment is very bright and friendly. The central location you are right in the city, but also close to the new central train station of Vienna. Within walking distance of all local shops, food outlets and public transport (eg U1, bus 13A) are immediately accessible. Also, the Belvedere and the University are not far away.


This apartment was purchased for my daughter during her studies and internship in Wien.
She wanted to work and continue to practice in Wien but i have found a better option here and she come back.

I don`t want to sell it because never know in the future what will be she option and also the price is low in this moment, so we decided to rent it to some one who can take care of it.

You can rent it for any period even for a long term.

The rent/month is € 480.

The deposit is € 480, and you will pay one time and get it back when you will leave (I will need 3 month notice if you want to move before the contract end).

Now, a little bit about myself: My name is Asthrid Hendrix and I'm a 56 years old biologist in pharmaceutical products from United Kingdom.

Unfortunately, my job don't allow me to do any traveling for the next few months, so I will not be able to come and meet you personally for a while. However, this won't affect the rental process since i can do it from here without any cost for you.
I would like to know how many persons you intend to share the flat, and for how long. Any other details about yourself would be appreciated.

Ist natürlich ne super Idee ne Wohnung von jemandem zu mieten, der im Ausland hockt und die Landessprache nicht spricht. Wenns dann mal ein Problem mit der Wohnung gibt, für das der Vermieter zuständig ware, wird das bestimmt umgehend und unkompliziert geregelt...

Ich vermute das wird so laufen: Man wird dir sagen du kannst die Wohnung haben, musst aber vorab die Kaution überweisen.

Frag halt mal ob du die Wohnung besichtigen kannst und wie du den Mietvertrag unterschreiben sollst ;)

naja das überlege ich mir dann im 2ten Schritt ( dann eventuell Mieterbund oÄ anrufen ) erstmal gehts mir vor allem darum was ich überhaupt vom Inserat halten soll. Und ja das mit Kaution vor der Vertragsunterzeichnung fällt bei mir unter den selben Punkt wie Western Union allgemein ^^

Das ist die klassische Betrugsmasche. Angebot besser als möglich, Vermieter im Ausland verhindert ist aber total begeistert dir die Wohnung zu geben irgendwann will er dann von dir X Euro vorab überwiesen haben damit er dir den Schlüssel zuschickt und falls du überweist hörst du nie wieder was davon.

hab jetzt nur die ersten paar zeilen gelesen, aber: ist fake. ist exakt so wie ich es schon mehrmals hatte. in den nächsten mails fordern sie dich dazu auf, ihnen geld über einen treuhänder zu überweisen damit du einen schlüssel bekommst - quasi als anzahlung.

gibt sehr viele dieser inserate, wenn du etwas länger suchst wirst du bestimmt nochmals auf sowas stoßen. es ist allerdings recht rafiniert gemacht, da sie eigentlich immer korrekt auf deine emails eingehn

stell dich dumm, schreib ein paar emails zurück die um lange erklärungen bitten und frustier die african connection.
bald geht ja wieder die wohnungssuche für die erstsemester los, dann wird es endgültig richtig schlimm.

ich würde denen schreiben, dass du die wohnung gern besichtigen willst.

wenn ein treuhänder ins spiel kommt, schreib dass sie den schlüssel an deine hausbank zu treuen händen schicken sollen, du würdest dann die wohnung besichtigen und deine hausbank würde dafür gradestehn dass du bei gefallen die kaution anschliessend überweist, bzw. sie den schlüssel zurückschicken.

jap deshalb will ich jetzt bis 15ten juli noch was finden ansonsten verschiebe ich die Wohnungssuche bis Oktober. Möchte halt doch so langsam umziehen da meine mini Wohnung echt nervt ^^

Naja versuchen werde ich es wohl und einfach mal fragen wie sie sich das mit der Kaution / Vertragsunterzeichnung Wohnungsbesichtigung usw vorstellt. Dann seh ich ja was da als Antwort kommt. Wie gesagt Alarmglocken sind ja automatisch sofort geschrillt bei mir sonst gäbs ja diesen thread gar nicht ^^

aber gut street view habe ich jetzt nicht geguckt da ich gerade im Wochenend Urlaub in Italien bin, mir ging es primär darum ob die selben textpassagen / Namen / Adresse auch in irgendwelchen anderen Inseraten genutzt wurden.

Betreiben ja scheinbar doch einigen Aufwand und denken sich jedesmal etwas neues aus, normalerweise sind das ja eher Copy + Paste Sachen. Wenn jetzt noch der ganze Kontakt auf Deutsch wäre würden sicher etliche drauf reinfallen.
darf ich fragen wie du am ende fündig geworden bist und mit was für seiten / makler du die beste erfahrung gemacht hast?

eine bekannte ist aus ihrer wohnung ausgezogen. anders ist es derzeit fast unmöglich in wien eine leistbare wohnung in guter lage zu bekommen.

Das ist eine bekannte Betrugsmasche, kam irgendwo schon mal im Fernsehen, in Berlin wurde vor solchen Typen schon gewarnt.

Gibt es doch überall, in München auch.
Wobei es da sofort auffällt, 500 Euro warm für 80 qm in der Innenstadt.
Wer da so dumm ist hat es ehrlich verdient.

In Städten, wo Wohnungen knapp und Mieten hoch sind, gibts keine Schnäppchen. Oder anders formuliert: Die sind so schnell vergriffen, dass man online und mit Mailverkehr kaum eine Chance hat, sowas zu bekommen. Geht oft dann über Vitamin B weg.

Ein Bekannter hat vor kurzem ein Schnäppchen in bester Lage in Salzburg gefunden.
Ein, zwei Haken waren halt an der Wohnung. (Krabbelstube direkt darüber, alkoholisierter Messi-Vermieter, dessen Wohnung nur durch eine nicht abgesperrte Tür getrennt ist etc. :freak:)

Alternativ: Wenn das eine reguläre E-Mail ist, dann zeig mal die Kopfzeilen her (deine Adresse kannst du zensieren). Da der Absender behauptet aus England zu sein und nicht reisen zu können, muss die einliefernde IP-Adresse ebenfalls aus England stammen.

Die Email ist ein Fake. Schreib denen zurück, dass du nächste Woche in England bist und selber den Schlüssel abholen kommst. Das Geld wirst du bar mitbringen.
Wenn du noch einen drauf setzen willst, freust du dich auf ein gemeinsames Foto mit dem Vermieter.
Du wirst keine Antwort mehr erhalten.

Und was ich schlimmer finde, unser Terrordödel Schäuble unternimmt nichts dagegen. Wie war das noch mit staatlicher Sicherheit usw.? Selber nicht genug Geld bekommen, aber das Geld der Bürger auch nicht beschützen wollen.
